To book Halfpenny Cottage, first check with us by email or telephone that the dates you require are still available, stating that you would like to book the cottage.  Once we have confirmed your dates, please read the 'Term & Conditions' then post us the booking form with the deposit or full payment. Dates will be held for a maximum of 10 days.  The deposit is £100, once we have received this your booking is confirmed.  Payment is by cheque only; please make payable to Julia Foy and send to, The Drumlins, Halfpenny, Kendal LA8 0DX

The final balance will be required in full, 6 weeks before your holiday, together with the Good Housekeeping Deposit of £75 in the form of a separate cheque. This will be destroyed (unless otherwise stated) after your departure and only cashed in the unlikely event of damage or extra cleaning to the cottage.

Payment/deposits are not refundable however, we will always try to re-let the cottage and if successful will return any payment made minus and administration fee of £25.  Should you need to cancel for any reason we ask you to contact us immediately and will try our best to help you out.

We would advise you to take out holiday insurance for yourself and your party in the unlikely event of cancellation.

Terms and Conditions of Booking and General Information for Halfpenny Cottage

1.

TENANTS must agree to take good care of the property, to leave it clean and tidy and to replace any breakages. This is the main condition of  acceptance of any booking.  We take a £75 good housekeeping deposit, which we don't bank, against inventory and cleaning. This is destroyed after the holiday (unless otherwise stated)  if all is satisfactory.  In the event of extra cleaning or items to replace we will inform you immediately, bank your cheque and return any balance you are due.

ARRIVAL/DEPARTURE -  In order that property can be thoroughly inspected and prepared between lets, holidays commence at 4.00 pm on arrival day and terminate at 10.00 am on departure day.  Weekly lets are normally from Saturday to Saturday, short breaks are either Friday to Monday or Monday to Friday.

BOOKINGS
  1. Bookings are confirmed when a deposit of £100 per week or part week is received together with a fully completed booking form.
  2. The balance of the rent and good housekeeping deposit  is due six weeks before the commencement of the holiday.  If you cancel your booking or we do not receive your balance by the due date, we may assume you have cancelled your booking and will seek to re-let the property. If we are unable to re-let the property you will be held responsible for the balance of the rent due.  If we are able to re-let  the property, a £25 administration charge will be deducted from your deposit before any refund is made.
  3. Once a booking is confirmed by ourselves a contract is then deemed to be formed between the hirer and ourselves.
  4. If you book within 6 weeks of your holiday the whole rental is required as a condition of booking.

CANCELLATION - We do not provide cancellation cover. You are liable for the payment of the full rental on cancellation.  However, should you need to cancel your holiday for any reason, then please contact us immediately and we will attempt to re-let the cottage, at a discount if necessary.  If successful we will normally return the balance of the rental to you less an administration charge of £25.
 

5.

OCCUPANCY - The property is offered only on the understanding that no more than the maximum number of people indicated on the website or in the brochure shall use it. We reserve the right to refuse, curtail or levy additional charges for any booking which appears not to meet this requirement.
 

6.

PETS cannot be brought to the holiday home (including visiting friends pets).

7.

SMOKING is not permitted inside the house.

8.

LINEN & TOWELS are provided.

9.

ELECTRICITY & FUEL is included in the rental cost.

10.

LIABILITY - No liability is accepted in respect of loss or damage to the client or any member of the party, their baggage, car or contents resulting from riot, war, strikes, adverse weather conditions or sickness or injury or for loss or damage by a third party.

11.

COMPLAINTS - We truly hope that you will never need to complain but if there are reasonable grounds for complaint about our cottage you must inform us  immediately so that appropriate action can be taken. No such matters can be dealt with after completion of your holiday.

12.

ACCESS - The property owner or their representative shall be allowed access to the holiday accommodation at any reasonable time for essential maintenance. Wherever possible this would be by prior arrangement.

13.

CANCELLATION BY OURSELVES - In the unlikely event that your holiday accommodation becomes unavailable due to reasons beyond our control we will inform you immediately and offer alternate weeks or a refund of all monies paid. We accept no other liability if cancellation due to reasons beyond our control occurs.

14.

These booking conditions supersede all previous issues.

15.

By signing the Booking Form you are deemed to have read and agreed with the Conditions of Booking.

16.

ALTERATIONS  to Website and/or brochure:  We believe the information to be honest and accurate, but reserve the right to alter the details at any time.  However, we will always endeavour to inform you of any changes at the time of booking.
